Nestled on arguably one of the largest and most desirable lots in Sundown Resort, Lot 125 offers a rare opportunity to own a beautifully curated mountain retreat where luxury meets the relaxed charm of Smoky Mountain living. Thoughtfully landscaped with mature flowering bushes, established trees, elegant black aluminum railing, and inviting outdoor living spaces, this property feels less like a campground and more like a private mountain escape designed for those who appreciate both comfort and character. Conveying with the property is a stunning 2020 Grand Design fifth wheel, model M385GK, known for its upscale residential feel, spacious layout, multiple slide-outs, premium kitchen, and refined finishes that make extended stays feel wonderfully indulgent rather than rustic.
The outdoor living experience here is truly exceptional. Seller will be leaving the metal patio furniture and swing, creating a turnkey setting ready for slow mornings with coffee, evening cocktails by the fire, and long conversations under the stars. (The four composite gliders will not convey.) The property also offers parking for up to two additional vehicles, along with a separate designated area behind the RV large enough to easily accommodate a golf cart for cruising through the resort in proper Smoky Mountain style.
Nature lovers will appreciate the vibrant landscaping and the steady stream of colorful birds, playful squirrels, butterflies, and the occasional curious black bear wandering through to politely inspect the neighborhood landscaping selections. (As always in the Smokies, owners and guests should remain bear aware and practice safe wildlife habits.) This is the kind of place where mornings begin with birdsong, evenings end with mountain breezes, and every now and then a raccoon may judge your snack choices from a respectful distance.
Located within gated Sundown Resort in Townsend -- affectionately known as the peaceful side of the Smokies -- owners enjoy access to two pools, playgrounds, basketball and pickleball courts, volleyball field, bath houses, coin laundry facilities, indoor and outdoor gathering spaces, and a calendar full of community events that give the resort its uniquely nostalgic charm. From golf cart parades and decorating contests to trick-or-treating, card games, potlucks, cookouts, and owner-led gatherings, Sundown feels like a step back to a simpler time -- just with better patio furniture and significantly nicer RVs. Located approximately one mile from Great Smoky Mountains National Park, the resort offers the perfect balance of peaceful retreat and convenient access to hiking, dining, shopping, and adventure.
Lot 125 is not simply a place to park an RV -- it is a lifestyle property designed for the mountain traveler whose idea of ''roughing it'' still includes tasteful landscaping, evening wine on the patio, beautifully coordinated outdoor spaces, and waving politely at neighbors from a golf cart while discussing where to find the best local pie. Owners make use of their properties year round, but power and water on in Resort from Late March through Late November, depending on freezing weather. Generator recommended Dec- March. Buyer to verify all information to their own satisfaction.
