Opportunities to acquire a fully operational waterfront resort with this combination of scale, infrastructure, and future development potential are exceptionally rare. Set on nearly 30 acres with almost 2,000 feet of Douglas Lake shoreline, this commercially zoned resort features 41 bedrooms, 34 bathrooms, and 22,000+ square feet of furnished accommodations across six luxury waterfront properties. With city sewer, internal roads, electric service, and development-ready areas already in place, the property is well-positioned for future growth. Combining immediate income with long-term upside, this offering represents one of East Tennessee's most compelling resort investments. At the heart of the resort stands a three-story timber frame lodge spanning nearly 6,000 square feet. This fully furnished cabin features 6 bedrooms, 6.5 bathrooms, and accommodates up to 16 guests. Outfitted with custom Amish furniture throughout, the lodge delivers the warm atmosphere guests seek when visiting the Smoky Mountains. Expansive gathering spaces and rich timber accents create the perfect setting for families, weddings, retreats, and special events. While serving as a premier luxury rental today, the lodge also offers flexibility as a future hospitality center, event venue, culinary hub, or operational headquarters. Complementing the lodge are five waterfront villas, each offering 3,200+ square feet, 7 bedrooms, 5.5 bathrooms, and accommodations for up to 18 guests. These homes showcase soaring ceilings, custom cherry wood finishes, bamboo hardwood flooring, expansive kitchens with oversized islands, floor-to-ceiling stone fireplaces, and panoramic views of Douglas Lake from every level. Wraparound decks place guests directly above the water, immersed in the beauty of Douglas Lake. Collectively, the resort can accommodate well over 100 guests, making it ideal for family reunions, weddings, corporate retreats, church groups, sports teams, and destination events. The combination of luxury accommodations, waterfront amenities, and expansion potential is difficult to replicate. Guests enjoy a saltwater infinity pool, hot tub, community picnic area, playground, and a six-slip marina with dedicated slips for the existing rentals. A 16-slip dock permit is also on file, creating flexibility for future waterfront enhancements and expanded guest capacity. What separates this property from other lakefront investments is how much of the groundwork has already been completed. Significant investments have been made in city sewer service, a centralized well system, internal roadways, electric service, and multiple prepared areas throughout the property. In a market where utilities, permitting, and site preparation can be major obstacles, this property has a substantial head start. Beyond the existing improvements lies an increasingly rare opportunity on Douglas Lake--room to grow. The owner believes the property supports significant additional development opportunities, subject to buyer verification and approvals. Whether the vision includes additional accommodations, event venues, recreational amenities, or other resort enhancements, the combination of acreage, infrastructure, and lake frontage provides an exceptional foundation for expansion. Adding even more potential, the property's lakeside ''Fish Shack'' and dock offer an opportunity for a future waterfront restaurant, snack/tiki bar, marina store, guest gathering venue, or marina expansion. Combined with the existing dock infrastructure and approved 16-slip dock permit, the property offers potential for a full-service waterfront resort destination. Today, guests arrive seeking a peaceful waterfront escape. Tomorrow, the next owner may envision one of the region's premier destination resorts. Conveniently located just minutes from Interstate 40 and within easy reach of Dandridge, Sevierville, Pigeon Forge, Gatlinburg, and the Great Smoky Mountains National Park.
